Collective Residential announced a strategic partnership with Bilt as part of Bilt’s acquisition of Livly’s technology platform.

Originally developed inside FLATS, the multifamily operator now part of Collective Residential, Livly was created to solve recurring challenges experienced by property teams and residents. The platform’s capabilities include access control, package management, resident engagement, property operations, and smart-building technology.

The transaction represents an important validation of Collective’s owner-operator model: combining firsthand operating expertise with technology, shared infrastructure, and strategic partnerships to create better outcomes across the residential ecosystem.

Through the partnership, Collective will work with Bilt to transition Livly-powered communities onto Bilt’s broader platform. Bilt connects the resident experience from the first property tour through renewal, bringing together leasing, payments, maintenance, amenities, rewards, AI-powered services, and access to more than 7 million Bilt Members and 50,000 neighborhood partners.

“This partnership reflects what Collective was built to do: bring together strong operating companies and connect them with technology, infrastructure, and strategic relationships that would be difficult to create independently. What began as a solution developed inside our own communities now has the opportunity to reach millions of homes through Bilt’s platform.”

– Alex Samoylovich and Brian Duggan, co-founders of Collective Residential and Livly

For Collective, the partnership creates the potential for meaningful operating leverage. Rather than independently building and maintaining every layer of an increasingly complex technology stack, Collective communities can benefit from a scaled platform designed to connect existing systems, simplify operations, and create a more unified experience for residents and on-site teams.

“Over the past decade, property management has become increasingly technology-enabled, but also increasingly technically fragmented,” said Khushbu Sikaria, COO of Collective Residential, a national owner-operator-led property management platform. “The next phase of the industry will be defined by consolidating point solutions into a coherent operating ecosystem. Embedding Livly into the Bilt platform will further help partners connect systems, data, and workflows across property and resident operations, improving operational clarity, strengthening decision-making, and create a more seamless experience for both teams and residents.”

The milestone also reinforces Collective’s broader M&A strategy. Collective partners with respected property-management companies, preserving their teams, relationships, culture, and local expertise while providing access to shared capabilities, scaled infrastructure, and long-term platform participation.

The transition will be thoughtfully coordinated to support Livly-powered communities and preserve the capabilities property teams rely upon today.
