Property management is entering a period of structural change, as technology advances, regulatory environments grow more complex, and renter expectations rise; scale and infrastructure are becoming just as important as local expertise.

During an interview with NoCap, Alex Samoylovich put on display the vision behind Collective and Livly: acquire owner-operator property management firms, aggregate them under one platform, and create the scale necessary to modernize operations.

Within its first couple of years, Collective Residential acquired five firms and is in active conversations with several more. The strategy is not simply to consolidate. It is to give operators access to resources and infrastructure that would otherwise be out of reach.

“When you’re a 3,000 to 10,000 units shop you don’t have the economies of scale to create a critical mass” as Alex Samoylovich describes it, “it’s impossible to access all the upcoming disruptions in the property management space if you don’t have enough volume and tech ready. Under a larger platform, those costs to implement innovations such as AI can be amortized, making modernization realistic.”

AI as an Amplifier

Property management disruption was described as inevitable, particularly for non–tech-savvy operators.

Samoylovich says, “The leasing process provides a clear example. Prospective renters increasingly expect immediate responses. If an inquiry goes unanswered for too long, they move on. AI-powered systems can respond 24/7 while humans become “AI agent managers,” overseeing systems that multiply output. Instead of replacing teams, automation allows them to focus on higher-value interactions.”

Beyond leasing, AI can streamline maintenance workflows, customer service responses, and internal communication. Rather than removing human oversight.

Modernizing the Operating Layer

Property management disruption was described as inevitable, particularly for non–tech-savvy operators.

As AI and automation advance on a quarterly basis, the cost and complexity of implementation can overwhelm smaller firms. Collective’s aggregation model allows those costs to be shared, making modernization feasible.

By combining firms into a larger organization, Collective Residential enables:

  • Shared back-end systems
  • Technology deployment at scale
  • Efficiency gains across portfolios

The emphasis is on operational leverage, creating efficiency without sacrificing service.

Preparing for the Next Run

The future of property management calls for optimism about the coming five to seven years in real estate. With expectations of improved interest rate conditions and renewed momentum across development and operations, Collective is positioning itself ahead of that next cycle.

By strengthening processes, investing in AI, and aggregating scale, the platform is preparing operators for a more automated, more efficient future.

The core belief expressed was simple:

Property management is a people business.

Samoylovich says, “AI is not there to replace everyone, it’s here to amplify.”

So, the future belongs to those who augment their people and processes with smarter systems.

Collective was built to do exactly that.
